Monarch 544 Student FAQ’s
- What’s an individual lease?
An individual lease gives each resident their own separate lease agreement. By signing an individual lease, you’ll only be responsible for your own monthly rental payment and lease terms, and will not be held liable for any delinquent amounts owed by your roommate(s).
- When is rent due?
Rent payments are due on or before the 1st of every month.
- Do you send me a bill every month?
No, we don’t send monthly bills, but you may see payment reminders posted around the property. You can call the clubhouse to check your account anytime during office hours.
- How can I make my rent payment?
We take checks, money orders, cashier’s checks and online credit card payments at monarch544.com. Unfortunately we don’t accept cash.
- Are utilities included?
Yes. Water, sewer, trash utility costs are all included. We’ll also cover electricity costs up to $60 in the 2-bedroom unit and $120 in the 4-bedroom unit. If an apartment goes over this amount (and it really shouldn’t because they are new and very efficient apartments) each resident is individually billed for their share of the difference.
- Is Internet & Cable TV included?
Yes & Yes! High speed Internet in every bedroom is included . Plus, cable TV with a full line up of channels, as well as HBO, will be provided in every bedroom.
- Can I fill out an application and lease online?
you can apply and sign your lease online by clicking “Apply Online” at the top of every page. Applying online is faster, more convenient, and good for the environment.
- Are pets allowed?
Yes, we are pet-friendly. There is a non-refundable pet fee of $350 and an additional $30 of pet rent due monthly. Please remember that the size and weight of your pet must be approved by the General Manager, so be sure to register your pet first.
- Are the apartments furnished?
Yes. All apartments are furnished with full size beds, a desk, chair, nightstand, 4 kitchen bar stools, sectional sofa, arm chair, coffee table, and side table.
- Are there hidden fees or service costs?
No. Other than your monthly rent, there is a $200 community fee and the possibility that you’ll be billed for an electric overage, but that’s it! There are no other fees or service charges. Monarch 544 takes care of all utility deposits, hookup fees and utility service payments.
- What if I need maintenance in my room?
We have our own maintenance staff. You can request maintenance by email, by calling our office or in person at the Clubhouse.
- Can I choose my roommates?
Yes. Along with your lease agreement, you’ll receive a resident profile card. You can write in the name the roommate you want to live with, and we’ll make sure you are assigned together.
- Do I need to find my own roommates to sign up for Monarch 544?
No. When you sign a lease agreement online, we’ll ask you to complete a Resident Profile Questionnaire which asks questions regarding your lifestyle and preferences. Our system will use these answers to match you up with roommates of similar interests. We’ll also be reviewing these matches to make sure you have the best roommate match.
- Are any students given preference or priority at Monarch 544?
No. Monarch 544 is leased on a first-come, first-serve basis. So it’s important that you lease as soon as possible to make sure you get your preferences for floor, view, and roommates for next year.
- Is there parking on site? Do I have to pay to park?
Yes, there’s a parking space for every resident at Monarch 544. And the best part? It’s FREE!!!
- Will there be Resident Assistants at Monarch 544?
No. But we do have a Fly Team—commonly referred to as Community Assistants—that live onsite and will be available 24 hours a day to assist you. Our Fly Team is also charged with planning a ton of social and recreational activities for you and your guests.
- Can I smoke at Monarch 544?
No. Smoking is not allowed in the apartments or inside the clubhouse. If you need a puff, go outside.
